Villa at Reflection Point
Nestled amongst the clouds, overlooking the Souhegan Valley in Southern New Hampshire, is Villa at Reflection Point. Inspired by a Tuscan retreat, this home has breathtaking views with a layout that incorporates expansive views, gardens, terraces, courtyards, pergolas, pool, outdoor kitchen and guest house.
Each room in the interior assimilates the outdoors with many windows and glass doors providing easy access to the terraces and gardens. The use of stone and plaster on some interior walls, with soffit and ambient lighting, also help to unify the inside with the outside. The well-designed layout creates multiple entertaining spaces with a modern, yet old-world inspired villa style with an open concept kitchen as the hub.
The main floor boasts two bedroom suites. A fabulous primary suite celebrates the vast views of the valley from its windows, which feature an antique wrought iron railing salvaged from a NYC building. The large primary bathroom incorporates a stone wall shower and Porcher designed bathtub. This primary suite also has its own dressing room with custom-lit cabinetry. The other main floor bedroom suite is of a generous size with its own walk-in closet and full bathroom.
A grand arching staircase with beautiful iron work connects to the lower level where there is a home theater, wine cellar, two more bedrooms and a spa area highlighted by a greenhouse with shower, dry sauna and massage room.
The attached oversized three-car garage also incorporates a bathroom, ample storage and a room that doubles as an outdoor entertaining bar. And, for those with a helicopter (or friends with helicopters!), there is a flat area right next to the garage which has been used as a helipad.

This property was discovered nearly 25 years ago by the present owners when they were looking for real estate in Southern NH. They purchased it because of its private yet accessible location with expansive views and close proximity to everything from restaurants to airports. Inspired by vacations to Italy, the home was renovated and expanded upon to become a villa that could host both large and intimate gatherings of family and friends.

The brick facade of the villa incorporates clinker bricks. These unique bricks, once thought to be secondary, are now prized and utilized by premier architects and builders.
In the early 20th century, architects saw these unique bricks and began incorporating them into their designs. Popularized by the architectural firm of Greene and Greene in California during the Arts and Crafts movement, these bricks became recognized for their qualities of being misshapen which gave more architectural intrigue. These once accidentally made bricks are now purposefully made by overheating them during the firing process, causing them to lack uniformity and make a “clinking” sound when they are banged together, hence their name.
At Reflection Point, the owners repurposed and incorporated the clinker brick into the design on the home’s facade and in some of the garden walkways, lending an old-world architectural style.
